The (name removed per request) Gutter Replacement (11-05) $2,934.77
Lake Oswego, Oregon

These satin Black pre-painted aluminum gutters with Classic Cream downspouts to match the house paint they intend to use when they repaint the house were to replace the old steel gutters they had. This house is on Touchstone St. in Lake Oswego Oregon owned by (name removed per request).  The Original bid was for the gutters with the No-clog options package was $2,182.76, and the final cost was only $2,137.77 We needed to do some extra work to install the drip-edge flashing that fell out when we removed the gutters. It was installed poorly and upside down. We also added 60' of the 3" ABS sewer pipe to replace the cheap thin walled flex hose that was there. For a Grand total of only $2,934.77.

The first picture below shows the old gutters removed and the new gutters all processed leaning against the roof in preparation for installation.  It was very difficult to install the new drip-edge flashing first under these wood shakes. The roofer neglected to install a drip-edge flashing before nailing the roofing down. We run into this plenty often, so this is an added service we offer to make sure our clients have a complete system. Most gutter installers do not bother with these details, since they can claim it was not their fault the roofer did not do their job right. Their warranty is only to manage the rain after it has entered the new gutters. If it runs behind the gutters that is not their issue.

A standard drip-edge flashing runs 3" up under the roof edge with a 45 degree bend dropping straight down an inch. This bend should extend past the fascia board 1/2" to 1" and line up with the edge of the roofing, as seen here in the second close-up photo above. Most roofers when they do install a drip-edge will put it on flush with the fascia boards or the rafter tails, not giving any thought to it's purpose. Therefore making that drip-edge flashing pointless.

These photos above show the special custom work we do to improve the drainage system from what was there before, to make our gutter installations as trouble free as possible, as well as look nice. This was near the front door where they had a lot of problems with the old gutters over flowing on their heads. The nearest downspouts were about 90' apart. We added 2 outlets to the front gutters to make them a lot more functional, as well as these outlets being 3 times as large as the old ones. So now they had 6 times as much drainage for the rain water and what debris that may find it's through the screens and into the gutters.

This shows the finished project on the right side of the garage where we added another downspout and some sewer pipes over the ground to tie it into the back sewer pipe.
